Hillside Hamlet Homes X (Project No. 10) is a 35-villa community by Phanphim Developments / Hillside Hamlet Homes, a developer operating since 2005 and following nine earlier Hillside Hamlet projects.
The project sits on a hillside plot between Hillside Hamlet Homes 8 and 9, close to Hua Hin town, with published travel times of approximately 10 minutes to Bluport Shopping Mall and 15 minutes to Royal Hua Hin Golf Course — Thailand's oldest golf course.
Villas are offered in three published designs — The Vista, The Scenery and The Panorama — with a modern architectural language and a private pool.
Current villa specifications include underground utilities, Chanote land titles within the project, Provincial Waterworks Authority supply, fibre-optic TV and internet infrastructure, selected furnishings and a solar system.
The developer states the buying sequence plainly: a ฿1,000,000 booking deposit reserves a plot, the floor plan must be finalised within one month, and construction then runs for approximately 12 months.

What Buyers Should Consider
- The service package is valuable but creates a recurring cost tied to land area — at ฿13 per sqm of land per month, a larger plot means a proportionally larger monthly bill.
- The staged payment plan is front-loaded: ฿1,000,000 on booking followed by four instalments of 20% during construction, so most of the price is paid before handover.
- Furnishings are only partly included — mattresses, curtains, sofas and outdoor furniture are specifically excluded and should be budgeted separately.
- Internet service is contracted and paid by the owner directly with the provider, and is subject to change.
- After project completion the developer transfers management of common utilities to a village committee or juristic person, so long-term service standards depend on that body.
- The property is not beachfront, and a private car remains useful despite the shuttle.
- Foreign buyers must obtain independent advice regarding the legal rights to the house and the land. A Chanote title confirms the quality of the land title but does not itself mean a foreign individual may own that land.

Ownership for Foreign Buyers
Land within the project is registered under Chanote (full title deed), which is the strongest form of Thai land title and simplifies survey, boundary and mortgage checks.
A Chanote deed does not change who may own the land: a foreign individual cannot hold Thai land in their own name, so a purchase is normally structured through a long lease of the land with separate ownership of the house, or through a Thai company.
Each structure has different tax, renewal and control consequences, so the structure should be reviewed by an independent Thai lawyer acting for the buyer before any booking deposit is paid.
