Hua Hin Property Prices in 2026: Condos, Villas & Price per Square Meter

In short

Hua Hin property prices span a very wide range. On the developments we currently follow, published or advertised starting prices run from roughly ฿5M for a plot-and-build villa at Moda Melody to ฿8.99M–฿49.99M at The Standard Residences on the beach at Khao Takiab, with inland pool villas in Hin Lek Fai and Soi 112 advertised from roughly ฿11.8M–฿12.9M. Location relative to the beach, foreign-freehold availability, build quality, land size and whether the property is new or resale explain most of the difference. There is no reliable official price-per-square-meter series for Hua Hin, so treat any single 'average' figure with caution and compare like with like.

How to read Hua Hin property prices

Most people researching Hua Hin property prices start with listing portals, and most are quickly confused. The same two-bedroom condominium can appear at three different prices on three sites, 'from' prices refer to units that sold months ago, and villa listings mix land-inclusive prices with house-only prices. Before comparing numbers, it helps to know what kind of number you are looking at.

There are four kinds of price you will see: a developer-published price list for new stock, an advertised asking price for resale, an agent's 'price on request', and the price actually registered at the Land Office when a sale completes. Only the last is a transaction price, and it is not publicly searchable for individual units. Everything a buyer sees online is an asking price.

That is why this guide anchors its examples to developments whose pricing we have checked ourselves, labels each one by type, and explains ranges rather than inventing averages.

Hua Hin condo prices

Condominium prices are driven first by the building and second by the unit. A building's age, management quality, facilities and distance to the beach set the level; the unit's floor, view, size and layout then move the price within that level.

The largest single jump in Hua Hin condo prices is between buildings with direct beach access and those across Phetkasem Road or further inland. A comparable unit on the beach side can cost several times as much per square meter as one a few minutes' drive inland, and the premium tends to hold because beachfront land is finite.

Branded residences such as The Standard Residences Hua Hin sit at the top of the new-build condo market, and resale units in established beachfront buildings such as InterContinental Residences Hua Hin are priced individually. For how foreign ownership of a condo works, see our guide to buying a condo in Hua Hin as a foreigner.

Hua Hin villa prices

Villa prices depend on land size, build size, construction quality and location. Most three-bedroom pool villas bought by international buyers sit inland in estates around Hin Lek Fai, Soi 112, Thap Tai and Black Mountain, where land is more available than near the beach.

Because a villa includes land, and foreigners cannot hold Thai land in their own name, villa prices also carry a structural question that condo prices do not: how the buyer will hold the property. That affects resale and is covered in Can foreigners buy a villa in Hua Hin?.

Villa listings are harder to compare than condos because the land-to-building ratio varies so much. A ฿12M villa with 250 sqm of living space on a 400 sqm plot is a different product from a ฿12M villa with 180 sqm on an 800 sqm plot. Compare both figures separately, and ask what the price includes: pool, furniture, landscaping, and transfer costs.

Hua Hin property price per square meter

There is no reliable, publicly available official price-per-square-meter series for Hua Hin broken down by property type and area. National indices such as the Bank of Thailand's residential price indices and data published by the Real Estate Information Center (REIC) track trends, but they are not granular enough to price a specific Hua Hin unit. Any website quoting a single 'average price per sqm in Hua Hin' is usually averaging asking prices across very different stock.

Price per square meter is still useful, as long as you calculate it yourself on comparable properties. For condos, divide the price by the titled unit area on the condominium title deed, not a brochure area that includes balconies or common space. For villas, calculate price per square meter of built area and note the land area separately, because land does most of the work in inland pricing.

Hypothetical example: why price per sqm needs like-for-like comparison
Unit AUnit B
Asking price฿6,000,000฿6,000,000
Area quoted in listing60 sqm (includes balcony)52 sqm (titled area)
Titled area on deed50 sqm52 sqm

How prices differ across Hua Hin areas

Location explains more of the price difference in Hua Hin than any other single factor. This is a summary of how pricing behaves in each area; for what it is like to live in each one, read the best areas of Hua Hin guide.

AreaTypical stockHow pricing behaves
Central Hua HinCondos of all ages, some townhousesWide range; older buildings are among the most affordable, beachfront units near the centre among the most expensive
Khao Takiab / Nong KaeBeachfront and near-beach condos, branded residences, luxury villasConsistently at the upper end for sea-view and beach-access stock
Hin Lek Fai / Black MountainInland pool villa estates, golf-adjacent homesMore space per baht than the coast; strong spread by estate quality
Thap Tai and the Soi 88–116 corridorVilla estates and newer inland projectsGenerally below coastal pricing; value depends heavily on developer and road access
Khao TaoQuieter coastal villas and low-rise condos south of townCan be below Khao Takiab for comparable coastal stock, with a thinner resale market
Cha-AmBeachfront condos and weekend homes, a separate town in Phetchaburi provinceOften lower than Hua Hin for comparable beachfront units; different demand base, largely Bangkok weekenders

New developments vs resale

New developments are usually priced from a developer's price list, which often rises by phase as construction progresses. Resale prices depend on the individual seller's circumstances and can sit above or below new stock in the same area.

Resale gives you a finished home you can inspect, a building with an operating history and sometimes a lower price per square meter. New stock gives you a current specification and a warranty period, but off-plan purchases carry delivery risk. The trade-offs are covered in detail in off-plan vs completed property in Hua Hin.

Why two similar properties can have very different prices

When buyers ask why two apparently similar homes differ by 30% or more, the explanation is almost always one or more of the following.

  • Foreign-freehold availability: condo units inside the 49% foreign quota can command a premium over Thai-quota units in the same building.
  • Beach side vs inland side of Phetkasem Road, and actual walking distance to the sand.
  • Titled area vs marketed area, especially for condos with large balconies.
  • Construction quality, waterproofing, and specification of windows, roofing and air conditioning, which are invisible in photographs.
  • Land size and land title type for villas.
  • Building management and common-area fee levels, which buyers capitalise into what they are willing to pay.
  • Furniture packages, and whether transfer costs are included or split.
  • The seller's timeline: motivated resale sellers price differently from developers with long selling horizons.

The foreign freehold premium on condos

Under Thailand's Condominium Act, foreigners may together own up to 49% of the total unit area of a condominium project, provided the purchase money is brought in from abroad in foreign currency and documented. Units registered in the foreign quota are therefore scarcer in popular buildings, and resale sellers of foreign-quota units know it.

When comparing two units, confirm which quota each is in and whether the foreign quota still has space. A unit that looks cheap may simply be a Thai-quota unit a foreigner cannot hold freehold. The rules, and the currency documentation you need, are explained in Can Americans buy property in Thailand? and our guide to transferring money from the USA.

What different budgets can realistically buy

Costs beyond the advertised price

The price on a listing is not the total cost. Transfer fees, taxes and duties at the Land Office, sinking-fund and common-area fees for condos, legal review, furnishing, and currency-conversion costs all add to the total. Who pays each transfer-related item is negotiable. Our cost of buying property in Hua Hin guide explains each line and how allocation works in contracts.

Before committing, run the due diligence checklist, and if you are deciding between property types, see condo vs villa in Hua Hin. If rental income matters to you, read our realistic guide to Hua Hin rental yields before relying on any figure from a sales brochure.

Turning prices into a shortlist

Price research is most useful once you have a budget, an area preference and a clear idea of how you will use the home. If you tell us your budget in baht or dollars, whether you prefer a condo or a villa, and how often you expect to be in Hua Hin, we can point you to current options that genuinely fit, including stock that is not widely advertised. For the wider picture, see our overview of the Hua Hin property market in 2026.

Frequently asked questions

There is no reliable official average for Hua Hin. Asking prices range from under ฿3M for older condos to ฿50M and above for beachfront residences and luxury villas. Averages across such different stock are misleading; compare similar properties in the same area instead.
